A Modern Oasis of Style and Innovation
Once a rail yard, The Gulch has evolved into one of Nashville’s most seductive retail and residential neighborhoods – blending LEED-certified modernity with an urban vibe that’s redefining upscale living in Music City. Perfectly positioned between Music Row and downtown Nashville — and another very trafficked retail street, 12 South — The Gulch attracts a steady stream of residents, tourists and professionals. With a mixed bag of national retailers, local boutiques and trendy eateries, the area is a magnet for brands seeking an engaged, urban-savvy clientele.

Pagani, the Italian manufacturer of multi-million-dollar hypercars, is set to open its first Tennessee showroom in downtown Nashville. The exclusive dealership will be located in Giarratana’s Prime apartment tower on Church Street, bringing one of the world’s most sought-after automotive brands to Music City’s luxury market.
Operated by Vincent Golde, a former owner of Pagani Beverly Hills and Pagani Newport Beach, the Nashville showroom joins a select group of U.S. locations, including San Francisco, Dallas, Miami, and Greenwich, Connecticut. The brand, founded in 1992 by Horacio Pagani, produces fewer than 100 vehicles per year, with models ranging from $2 million to $17.5 million, including the Pagani Huayra, Pagani Utopia, and Pagani Zonda HP Barchetta.
The ground-level showroom at Church Street and Rosa L. Parks Blvd. will be a rare luxury automotive tenant in downtown Nashville, joining Polestar’s showroom in the Gulch. Giarratana’s Prime tower, which opened in October, features 350 upscale apartments above a 13-story parking garage, positioning Pagani’s presence in one of the city’s most high-end mixed-use developments.

Retail leasing in The Gulch remains competitive, with rents typically ranging from $50 to $75 per square foot. The area’s low vacancy rate, between 5% and 10%, underscores its popularity as a high-demand retail destination in Nashville. Leasing activity has been consistent, fueled by a balanced mix of established national brands and unique local boutiques that appeal to The Gulch’s varied customer base. With major brands like Lululemon and Aviator Nation alongside local favorites such as Rustler Hat Co., the retail landscape here is vibrant and eclectic.
